Weston Homes unveils The Venue at Hayes; the final phase of new homes at The Old Vinyl Factory

Leading developer Weston Homes is delighted to unveil The Venue, the £70.5 million (GDV) bespoke collection of 181 new homes, part of The Old Vinyl Factory in Hayes, London Borough of Hillingdon.

The Venue

The trio of stylish apartment buildings form the final residential phase of the site’s masterplan regeneration into a new sought-after district to live and work. The Venue

The Venue

Each of the principal bedroom suites is served by a deluxe en suite bathroom and fitted wardrobes for storage. The Venue forms part of the 18-acre complex known as The Old Vinyl Factory, formerly owned by music company EMI which produced records for music superstars under His Majesty’s Voice (HMV) record label. Vinyls were produced for musicians including Frank Sinatra, The Rolling Stones, David Bowie, Queen, Pink Floyd and the entire album portfolio for The Beatles.

An important site in the history of record production, the site was initially purchased in 1900-1907 by The Gramophone and Typewriter Company which later merged to become EMI; in 1932, EMI’s inhouse research team made a breakthrough in high-definition television and stereo sound, with the world’s first stereo recording being of trains pulling in and out of Hayes train station. During the Second World War, the research laboratory also pioneered airborne radar, saving thousands of lives. At its height in the 1970s, EMI had 22,000 employees, before the site ultimately closed leaving it open to redevelopment. The complex also previously housed the headquarters for Heinz and HMV; since its transformation, the new commercial buildings are now home to brands including Sonos, GoDaddy and SITA, bringing a thriving commercial element back to the area.

The Venue

Across the site, the Art Deco buildings have been reimagined to provide new homes alongside commercial office buildings, innovation and educational hubs, and a wide range of restaurants, shops, GP practice, gym, Vue cinema and a live music venue. Led by developer U+I, the entire site is to complete in 2022 with the first residents already moved in and enjoying the lifestyle on offer.

Throughout the development the site’s rich 100-year history is celebrated, with buildings named after the former record factory buildings. There is a tree-lined pedestrian boulevard ‘The Groove’ which runs through the development site linking to Hayes and Harlington train station and the town centre, perfect for accessing local transport links and amenities. Heathrow Airport can be reached in 10 minutes by train and London Paddington in 20 minutes, with the M4 and M25 also within easy access by car.
