Weston Homes exchange on Town Quay Wharf, Barking, in affordable homes partnership with Be First London

Award winning housebuilder Weston Homes has exchanged on a new site in Barking, Town Quay Wharf, in partnership with Be First London, working on behalf of Barking and Dagenham Council.  The site will be transformed into a £50 million (GDV) mixed-use development providing 147 newly built apartments and 1,000 sqm of commercial space with 42% affordable housing designed around a public plaza overlooking the Mill Pond and River Roding.

Located off Abbey Road and covering over 5,630 sqm, Town Quay Wharf will provide 147 new one, two and three bedroom apartments of mixed tenure and 1,000 sqm of ground floor commercial space located in three new buildings designed around a public plaza overlooking the waterfront. On the landward side of the development are the green open areas of Abbey Green. In partnership with Barking and Dagenham Council, 62 of the 147 new homes will be affordable housing. 29 of the affordable apartments will be rented units while 33 will be shared ownership.

Designed by PRP Architects, Town Quay Wharf will reconnect the town centre to the waterfront. The new development will boast three striking buildings, an 11-storey and two 7-storey buildings respectively, with pedestrian boulevards between them, opening onto the new public plaza on the waterfront.

The architecture has been inspired by the adjacent mill and maritime buildings with pitched roofs with dormer balconies, industrial warehouse style brick facades in contrasting colours, floor-to-ceiling windows, generously sized balconies and colonnaded raised ground floors.

On the ground floor of the buildings there are food and beverage commercial units, workshops and artist’s studios, parking bays and cycle storage.Along the waterfront, immediately to the north of the new Town Quay Wharf development, is Abbey Quay, a new £350 million (GDV) 6-acre riverside urban village in the exciting Barking regeneration area by Weston Homes providing 1,118 luxurious apartments, expansive public amenity space and 41,000 sq ft of commercial retail and leisure opportunities, which will  include a new pavilion restaurant, local shops, cafés, gymnasium and community hub This ambitious scheme, along with Town Quay Wharf, form part of one of the UK’s largest regeneration projects.

Town Quay Wharf is well connected with Barking station, the ninth busiest station in the UK, which serves approximately 7 million users a year (source: Office of Rail and Road), only an 11-minute walk away with frequent connections to London Bridge in just over half an hour.
