First time buyers Annie and David purchase their first home through Discount Market Sale at Weston Homes’ development The Venue

The Venue, an impressive development by Weston Homes located in Hayes offers stylish apartments in a well-connected area of West London, making it the ideal place to live for first- time buyers like couple Annie Thomas and David Mitchell, who have recently settled into their new two-bedroom apartment at the development which they purchased through the Discount Market Sale (DMS).The Venue is a £70.5 million (GDV) collection of 181 new homes with the first residents already moved in and enjoying the lifestyle on offer. The one- and two-bedroom luxurious apartments all have a private balcony or terrace, access to a large central podium garden and allocated parking to selected plots. With prices for Discount Market Sale homes starting from £279,000, buyers can not only enjoy the savings but also live in a well-connected area of West London just a six–minute walk to Hayes & Harlington Station with trains to Heathrow and London Paddington.

When they met, Annie and David were living with their parents, Annie in Woking, Surrey, and David in Hertfordshire. When the time came to search for their first home together, 24-year-old Annie and 30-year-old David were looking for an ideal location that would be convenient for both their families and allow them to commute within the M25 to receive the London allowance.“The town of Hayes in the London Borough of Hillingdon really stood out to us,” says Annie, “And with our new home at The Venue being just a six-minute walk from Hayes & Harlington station, my 17-minute commute into the city three days a week via the Elizabeth line to a law firm near St Paul’s is incredibly convenient.”

Reflecting on the search for their perfect first home, Annie recalls, “Weston Homes came up on my website search, and I instantly fell in love with the big, light space, two big bedrooms, and two balconies! The specification included everything – a large, fitted kitchen, branded white goods, little things like a hidden soap dispenser, under-cupboard lighting, a boiling water tap, tech water-saving taps, extras in every room, the fabulous bathrooms and big wardrobe with mirror doors, and carpet in our bedroom. This was in a package we never found anywhere else.”They also decided against having a garden, as The Venue provides ample green space and a huge podium garden ideal for spending time outdoors.  And despite being only ten minutes away from Heathrow airport by train, they don’t experience any aircraft noise. “I could not be happier,” says Annie.

The couple qualified for Discount Market Sale (DMS), a scheme where Weston Homes, working in partnership with Hillingdon Borough Council, has allocated a number of one and two-bedroom new apartments that are available to buy at just 80% of their market value but still giving their buyer 100% of the ownership. This meant that the couple were able to save 20% of the market value of their new home.

Their new life in The Venue community has been delightful, with Annie excitedly sharing, “We immediately got the QR code to join the community WhatsApp group, which is so good. If you want a radiator key, you just ask someone. And I know if I came home late and couldn’t get into our underground car park at night, I could call someone, and they would come down.”

Given the development’s convenient location near Hayes town centre and its array of vibrant cafes, bars and restaurants, they’ve decided to sell their car: “I’m so near everything, I don’t use it”, Annie explains.

Buyers at The Venue will be purchasing at a premium residential development which offers luxurious newly built apartments located within part of the 18-acre complex known as The Old Vinyl Factory, formerly owned by music company EMI which produced records for music superstars under His Majesty’s Voice (HMV) record label.Throughout the development, the site’s rich 100-year history is celebrated, with buildings named after the former record factory buildings. ‘The Groove’ is a tree-lined pedestrian boulevard which runs through the development linking to Hayes and Harlington train station and the town centre, perfect for accessing local transport links and amenities. Heathrow Airport can be reached in 10 minutes by train and London Paddington in 20 minutes, with the M4 and M25 also within easy access by car.

Alongside the Discount Market Sale (DMS) scheme, Weston Homes also provide their unique worry-free First-time SecureBuy (FTSB) scheme, which allows first-time buyers to reserve and then conditionally exchange contracts on a home off-plan for just a £500 reservation fee, with a requirement of only a 5% exchange deposit and then, six months before build completion, the buyer can apply for a mortgage. The FTSB scheme can be used in conjunction with the Discount Market Sale scheme.
