Weston Homes is to develop four expansive regeneration schemes in Southern England, with a combined completed value of circa £160 million and providing 950 new homes. These developments will be built alongside a series of smaller schemes, reflecting the company’s expansion from a regional to much larger developer.

Robert Weston, Chairman of the Weston Group comments: “These four new projects will provide almost 1,000 new homes and underlines how Weston Homes has repositioned itself from a niche traditional housebuilder to a large developer able to undertake mixed use and mixed tenure regeneration projects each providing hundreds of new homes.”

The first of these new projects is a waterfront regeneration scheme in Colchester providing over 155 one and two bedroom apartments and penthouses located in a series of contemporary style buildings, some overlooking the waterfront. The apartment buildings have winged roofs, cantilevered balconies and large windows, designed around landscaped courtyards and tree lined parking facilities. Prices start from £130,000.

The second regeneration project will provide 141 new and converted homes on the historic twenty acre waterfront Barton Mill site in Canterbury. The scheme is highly unusual since it includes a natural island, located on the River Stour, and a restored Mill building, converted into apartments, complete with five Georgian era terraced houses which will be restored and converted into family homes. Prices start from £199, 950.

In Basildon town centre, Weston Homes will be launching a scheme providing 425 apartments and penthouses in a series of two to seven storey buildings complete with landscaped grounds and underground parking facilities. The scheme will launch with prices anticipated to start from £135,000.

Meanwhile, in Maidstone, Weston Homes is undertaking a scheme of 191 houses and apartments designed around a central square, ancillary squares, courtyards and landscaped areas, complete with beautiful landscaped riverside gardens overlooking the River Medway. Prices are anticipated to start from £150,000. Following a very successful 2006 Weston Homes predicts that owner occupiers will again be out in force as they continue to be the key to a healthy UK housing market. The company is focused on selling homes to either owner-occupiers or individual investors, buying as long-term rental investors, rather than on short term speculators who are buying in order to immediately “flip” (sell on) the property for short-term gain.

Each year Weston Homes sells between 60 - 80% of its homes to either owner-occupiers or individual investors buying for long-term investment. In 2006, 90% of Weston Homes purchasers were owner occupiers following the company’s careful commitment to avoid selling to speculators or bulk investors.

Weston Homes has also ensured that it will provide a product that will appeal to owner occupiers with the implementation of its innovative “Genesis Project”. The project entails the manufacture of house parts off site in specially designed factories and their high speed assembly on site: predominantly in just one day. The system produces superior high quality finishes, fittings and features, equivalent to the standard found in a luxury hotel, for items including doors, windows, wardrobes, kitchens, balconies, façade panels, ready-made walls, floors and roof parts.

An example of the ‘Genesis Project’ can be found at Weston’s flagship development, 41 Millharbour, in the heart of London’s Docklands. The Super Penthouse priced at £3.25 million has been created as a concept home, offering the best in contemporary living and showcasing the high quality construction and design the company develops to.

The expansive Super Penthouse pushes the boundaries of design, incorporating luxury products such as the champagne fridge in the kitchen and a home cinema system, which is wired throughout the apartment, creating the ultimate luxury London living space. Many of the innovative designs that have been put into the penthouse will be scaled down and incorporated into future Weston Homes schemes.
