The government-backed London Help to Buy: Equity Loan scheme enables first-time buyers, subject to terms and conditions, to buy their home with a deposit of 5% and a London Help to Buy: Equity Loan of up to 40% on many apartments, further adding to the ease for first-time buyers to get onto the property ladder with Weston Homes. Weston Homes also provide their unique First-time SecureBuy (FTSB) scheme at The Venue and will still be available to buyers after the London Help to Buy: Equity Loan scheme ends in October 2022.

The FTSB scheme allows first-time buyers to reserve a home off-plan for just a £500 reservation fee, with a requirement of only a 5% exchange deposit and then, six months before build completion, the buyer can apply for a mortgage. Should the value of the property increase in the time between reservation and build completion, buyers will only pay the price agreed on the day they reserved their property. A full refund of the reservation fee and exchange deposit can be arranged if the buyer’s circumstances change prior to legal completion, subject to terms and conditions.

The Venue is a £70.5 million (GDV) bespoke collection of 181 new homes, part of The Old Vinyl Factory in Hayes, London Borough of Hillingdon. The entire site is to complete in Spring 2023 with the first residents already moved in and enjoying the lifestyle on offer. The Venue forms part of the 18-acre complex known as The Old Vinyl Factory, formerly owned by music company EMI which produced records for music superstars under His Majesty’s Voice (HMV) record label. Vinyls were produced for musicians including Frank Sinatra, The Rolling Stones, David Bowie, Queen, Pink Floyd and the entire album portfolio for The Beatles.

Across the site, the Art Deco buildings have been reimagined to provide new homes alongside commercial office buildings, innovation and educational hubs, and a wide range of restaurants, shops, GP practice, gym, Vue cinema and a live music venue.

Throughout the development the site’s rich 100-year history is celebrated, with buildings named after the former record factory buildings. There is a tree-lined pedestrian boulevard ‘The Groove’ which runs through the development linking to Hayes and Harlington train station and the town centre, perfect for accessing local transport links and amenities. Heathrow Airport can be reached in 10 minutes by train and London Paddington in 20 minutes, with the M4 and M25 also within easy access by car.
