CB1 Estate developer Brookgate has partnered with award-winning Weston Homes, who are established developers in the local marketplace, to deliver two high profile buildings in the heart of Cambridge.
Crucially, the plans bring forward the second phase of Station Square as a pedestrian focused public space, enhancing the arrival experience at Cambridge railway station. The public realm improvements will deliver hard and soft landscaping creating a place to dwell, adjacent to the new buildings south of Station Road.
The new mixed-use scheme will comprise 89 private apartments known as 3 and 4 Station Square, replacing the dated Murdoch House building currently occupying the site. The proposals move new development away from the listed station building to improve its setting and provide a wide vista when leaving the station. The plans also include retail and offices at ground and first floor levels and 64 basement car parking spaces.
This is the first Brookgate-Weston Homes partnership on this principal site at the heart of the CB1 masterplan. Brookgate has now completed the sale of the Murdoch House site to Weston Homes. Bidwells’ Residential Development Team advised on the transaction, and also acted for Brookgate on planning matters.
Sven Topel, Chief Executive of Brookgate, said: “Our partnership with leading residential experts Weston Homes is a major step forward in the evolution of the CB1 Estate. We have worked closely with Cambridge City Council and the local community on plans to transform this very visible site into a gateway to the City of which Cambridge can be proud.
"We envisage working closely with Weston Homes to deliver these really distinctive buildings of outstanding quality that will provide great homes and amenities for the thriving CB1 community and its growing businesses.”
Bob Weston, Chairman & Chief Executive of Weston Homes, said: “Cambridge is one of the UK’s fastest growing and most successful Cities, forecast to grow rapidly over the next decade. This new regeneration scheme will help to provide much needed local housing and enhance the local public realm around the station which is an important high profile gateway into Cambridge. This new development is part of Weston Homes strategy to provide aspirational yet value for money housing in the leading cities of the UK including Cambridge, London, Peterborough and Reading.”
3 and 4 Station Road is a key piece of the CB1 masterplan which conceived improvement of the arrival into Cambridge. Creating additional facilities for the growing professional and technological services hub growing in CB1, and further space for food, drink and retail destinations, this development will open up this site opposite the station, making an improved and pedestrian friendly environment on this crucial corner of the city.
